Choosing your new home

When you are touring prospective new homes, it is critical to distinguish between a home’s “skin” and its “bones.” The “bones” are the aspects of the home that cannot be changed – location, lot size, physical configuration, environment (social & physical), schools and other fixed features.

The “skin” of the house, on the other hand, represents superficial qualities like carpet and paint color, wallpaper, landscaping and the window coverings. While the skin can be readily changed, it is beneficial to your budget to keep in mind the related costs.

In evaluating your prospective new home, it is often more important to evaluate bones than skin of the house, because a property's skin can be changed to suit your particular needs and tastes. Along these same lines, don’t get too taken with a house’s decor if your own furnishings are radically different. To the fullest extent possible, try to imagine the house empty.

How much should you spend on my home to get it ready to list?

In preparing your home to hit the market, you want to get the biggest bang for your buck possible. “Polishes” and “touch ups” are what you want, not extensive and costly renovations. As an experienced real estate agent, we understand the buyers expectations in our local area, and we can advise you specifically on which improvements need to be made, and which improvements will get you the highest return on your investment. We can also recommend the best professionals to help you get those improvements done. You will get access to our resources.

Maximizing your house’s exterior and curb appeal

“ You never get a second chance to make a first impression.” Nowhere is this more true than with home sales. Strong curb appeal can go a long way toward making up for other shortcomings. And don’t forget the backyard, too. A well-manicured front yard and a neglected backyard will make buyers wonder where else you are cutting corners.

To enhance your house’s exterior and curb appeal, check the following and repair as necessary:

●       Have to lawn edged, cut short and watered, and make arrangements to have this done again on a weekly basis while the house is on the market
●       The same goes for trimming the hedges, weeding the lawn, weeding the flowerbeds and pruning the trees – in front of the house AND behind
●       Check the foundation, steps, walkways, walls and patios for cracks and crumbling
●       Inspect doors and windows for peeling paint
●       Clean and align gutters
●       Repair and replace loose or damaged roof shingles
●       Repair and repaint loose siding and caulking
●       Make arrangements to have somebody clearing walks of snow and ice as needed
●       Re-seal an asphalt driveway
●       Close your garage door and keep it closed
●       Remove unused boats, RV’s and unused cars from the property
●       Apply a fresh coat of paint to the front door and new hardware, if necessary.
●       Maximizing your house’s interior

Now that you have made a favorable impression on potential buyers with your beautiful curb appeal, don’t disappoint with the interior. A few simple “touches” and “polishes” will translate into favorable impressions and higher offers.

To enhance your house’s interior, check the following and make changes as indicated:

●       Thoroughly clean every room in every nook and cranny, and remove all clutter, including excess children’s toys
●       Make arrangements to have a professional cleaning service come in every 1-2 weeks while the house is on the market
●       Items you rarely use, but intend to keep, should be packed up and moved offsite
●       Mend cracks, leaks and signs of dampness in the attic and basement
●       Repair cracks, holes or damage to plaster, wallboard, wallpaper, paint and tiles
●       Consider painting dingy, soiled or strongly colored walls with a neutral shade of paint, such as beige or off-white. Paint the ceiling and trim white for a sharp and clean contrast. Neutral colors make rooms appear larger and help prospective buyers picture their own belongings in your house. The same strategy should be applied to floor coverings that you replace
●       Replace broken or cracked window panes, moldings and other woodwork
●       Inspect and repair your plumbing, heating, cooling and alarm systems
●       Repair dripping faucets and showerheads
●       Buy and display showy, new towels in the bathroom(s) and kitchen
●       If your kitchen needs major updating, give it a lift with new cabinet hardware, new curtains and/or a coat of neutral paint.

Some things to expect and know as a seller:

PAPERWORK! Contracts, Disclosures, Escrow packets, Prelims to review from title, Inspection reports, Natural Hazard disclosure report, and more don’t be alarmed or overwhelmed with the right team on your side

There will be tons of paperwork! Do not panic, that is why you hire a knowledgeable agent, escrow officer, and title rep to go over the paperwork you have questions on. There will be seller disclosures where you will need to disclose with all honesty any defects or repairs EVER made at your property! You will also need to disclose if there was a death at the property within the last 3 years or if you have filed insurance claims! If you have items liened, or pending lawsuits against the property.

UTILITIES AT PROPERTY

You MUST keep them on until your listing agent gives you confirmation that escrow has recorded with your county in the new owner’s name!

MAINTENANCE AT PROPERTY  

You MUST keep up with maintenance services around property until your listing agent gives you confirmation that escrow has been recorded with your county in the new owners name! You can't just let your pool turn green. Buyers will have a final walk through of your property days before closing. 

ACCESS TO YOUR HOME

Remember potential buyers, their family or loved ones, and their agents will come to view and preview your home! It doesn't stop there. Once you accept an offer Buyers and their Home Inspectors will come back to home to do their inspections and due diligence. The times for inspections may vary depending on size of property. Termite Company, and other trades for inspections may be requested to access your property with the buyer's agent or your listing agent present. Appraiser will have to visit your property as well if the buyer is getting a loan and has not waived their appraisal. Buyers sometimes request to view your property throughout escrow because they want to take measurements of things. Remember most Buyers are excited, and sometimes this is new to them.

MAKE A LIST

Now this is optional but it always helps when you have a list of:
-  Trash company, and days trash is picked up
-  All the utility companies and their contact information 
-  Special access codes to property or reset instructions. 
-  Street Sweeping Days

Pool Company, Gardner, Pest Control, Exterminator, or other contact information for services you currently are using at the property you are happy with and want your listing agent to pass along at the CLOSE OF ESCROW!

Showings:

You will coordinate with your agent on times and days you will allow Buyers and their agents to access your property for showings. You can request it if you need a timed notice before all showings. You will also coordinate if you are wanting open houses to be hosted. Please keep in mind that we do not have control if your neighbors come on over during an open house to view your
property.

Bonus Tip #1:

The fewer belongings in your house and garage, the larger your space will look. Consider renting off-site storage for extra belongings while your house is on the market. If this isn’t an option or cost effective then place items in the Garage with enough space for inspections and buyer to view. Remember, buyers will also ask to see your garage.

Hold your moving sale BEFORE you put your house on the market.

Many homeowners prefer to have a termite inspection done prior to listing their property. This can anywhere from $110+ depending on the company of your choice


INVESTING

Tanya Glasbrenner herself has a background in purchasing and managing properties on and off market that are in need of minimal to major work,  distressed, deferred maintenance, and properties filled with tons of debris. The property could be going through probate,  have title issues, or foreclosure issues. A lot of times sellers can no longer maintain, afford, or have the desire to deal with the property anymore. Sellers have either inherited, owned and lived in property and just need to sell it. She has relationships throughout the industry with different investors looking to purchase investment opportunities to flip, or hold as rentals in Los Angeles, Orange, San Bernardino, Riverside, San Diego, and Ventura Counties. Even out of State.

LISTING:

Countless homes get listed on the market with agents that are in need of tons of work. With connections, and relationships in the industry properties marketed correctly, at the right price for their condition will sell. 

OFF MARKET:

When selling your property off market without agent representation you eliminate commissions. The investor should cover pricing including escrow fees, sellers title insurance and city and county transfer taxes.

FLIP:

Many times when you own a distressed property we find sellers say they do not want to hassle with listing property on market and deal with showings. They just want it sold! Many investors will allow you to show them your home In Person or Virtually. They can come to your property for an in person showing, or you can provide them with photos or videos for a contact free virtual showing. All properties are generally sold AS IS, but keep in mind that most investors want an inspection to verify the AS IS CondItion. 

RENTALS:

Generally going this route and acquiring a loan from the bank will require a 20% down payment on rental properties, or all Cash. If purchasing off market you will need to pay all cash through using your own money, private money, or Hard money. You can always refinance in 6 months, but the numbers have to make sense. Take into consideration any rehab cost when finalizing purchasing a property as a rental, rent being collected, or potential rents on the property. Make sure you work with an educated real estate agent who guides you through the process, connect with your Financial advisor, CPA, real estate attorney, or a savvy real estate investor you Trust in your corner guiding you on CAP Rate, and the Return on your investment!

TRANSFORM THE WAY THOUSANDS OF KIDS EXPERIENCE FOSTER CARE.

Tanya Glasbrenner has partnered with FOSTER LOVE to lead the outreach program on the Importance of housing for all kids in Foster Care even after they age out. We hope to educate the Foster community in owning their own homes one day. Providing them with resources and tools to get there. Through this program we look to Create Transitional Housing, Donate housing to a child who was once in Foster Care, and Rehabbing Homes with the intent to sell and use funds to create more programs and resources that will impact lives.

Transitional housing is a critical resource for young people who are leaving foster care. Many of these young people do not have a safe or stable place to live when they age out of the system, and they are at a high risk of homelessness. Our transitional housing program will provide these young people with a safe and supportive place to live while they complete their education, find employment, and develop the skills they need to live independently. Foster Love accepts bank-owned property donations from financial institutions in order to facilitate Transitional Housing.

Transforming neglected homes into bright spots within our communities

Our vision is to improve the lives of children and adults who are and were once in the Foster care system. They often find themselves forgotten and neglected by the public. It is now our turn to give them a hand up to realizing the art of homeownership through our Flipping Program. We will receive donated homes, transform and resell them to qualified families around the country through our partners. This will in return allow us to use funds from these sales to bring resources to foster youth and use service-learning activities to educate. Increasing sustainable homeownership, financial-literacy education, and economic opportunity for Foster Care.

Making the American dream come true for deserving Children of the Foster Care system. We will accept bank-owned property for donations that may have even been neglected homes.
